Phase 1, which consists of two towers on a shared base with about 180 rental apartments will be filed for building permit around October 15.

There is a nice movie of the Hoog Steenvoorde project, which is now being updated to be viewed at the public information evenings at the end of October.
They used our print model information and added materials, colors, trees and people to create the "artist impressions". |

Today we had to pick the colors. We always rendered the different phases in different colors. We dropped the red brick with white frames for white brick with black frames. In the coming weeks we will render new images with this color selection.

At one time we had each of the double towers not designed as twins, but each tower would relate more to the closest tower in the next block.
With the split up in different phases this concept got lost in the process. We are now reconsidering, and make the two towers of the block in phase 1 in different colors, to be transposed across the public space into the next phases later. |

On advise of Peter Wapenaar from Peutz (www.peutz.nl), we designed a central concrete core in which all vertical MEP is concentrated. Each apartment has the mechanical ventilation, water and sewer pipes and ducts horizontally transferred in the concrete floor thickness to the core, thus leaving the floor plan free of any vertical shafts.
This system cuts down on noise transfer problems. With the addition of the "floating" topping slab, the sound attenuation is excellent. But, these are just the technical aspects of the core concept. In addition, the architectural consequences are phenomenal. No floorplan has to be the same. The facade can go in-and-out freely, and smaller and larger apartments are not hindered in their floorplan layout by fixed vertical shafts. Massing Study
These are some pictures of the massing model Rietveld Architects made for this project. You can see the different phases of the project.
To date this is the biggest model Rietveld Architects made. It measures roughly 1000mm x 700mm |
